Tenants – Guide

Are you looking for a property to rent?

We understand that renting a new property can be both difficult and time consuming. At Express-Let we try to make this process as easy and as painless as possible. We have received excellent feedback from both existing and previous tenants who we have helped to move into their new homes smoothly and as painless as possible

Find A Property

Once you have found a property you would like to rent, you need to complete the following steps:


You will need to pay a Holding Deposit, equal to one week’s rent.  If you contact our office on 01942 603020, we will be happy to confirm the deposit.  Alternatively you can use the simple free online deposit cap calculator  https://tenancydepositscheme.com/depositcap

This Holding Deposit will secure the property for you until we have completed our referencing checks

Please be aware that:

1 . The Landlord/Agent has 15 days to make a decision once the holding deposit is taken

2.  If the tenancy does not go ahead then the money will be repaid in full within 7 days of the deadline being reached or the Landlord backing out

3.  Repayment does not need to be IN FULL if the tenant backs out of the tenancy agreement themselves, fails the right to rent checks, has provided false or misleading information, or where the Landlord or Agent tries their best to get information needed but the tenant fails to provide it within 15 days

4.  If the tenancy does go ahead, the Holding Deposit must be returned within 7 days of the agreement, unless it is converted into part payment of the actual deposit or used towards the initial rent payment

Once you have paid the Holding Deposit you will need to complete the application form to register your interest

Please fill this form in correctly and accurately.  Please be aware if any of the information you provide is misleading or false and your application is refused the Holding Deposit may not be repaid in full.  Please note the tenant consents to Express Let Limited using the information you provide for credit check purposes, employment references, Landlord references and character references



Please provide the documents required on the application form:


1.  Some form of ID (passport,UK driving licence)

2.  Your last two months bank statements

3.  Your last two month’s payslips

4.  Please provide a written reference from your existing landlord if applicable

5.  A utility bill showing your current address

6.  A written reference from your employer confirm your employment status

Please note that all documentation provided and not required to be kept for the duration of the tenancy, will be destroyed once the application process is complete

Once the application has been approved the successful applicant will need to pay:

a .  The first months rent in advance

b .  A deposit of equivalent to five weeks rent.  Please note, if you application has been accepted, Express-Let will allocate the one weeks Holding Deposit already paid towards the deposit.  Therefore the successful applicant will need to pay an additional amount of four weeks rent towards the deposit.  All the deposits will be held in The Deposit Protection Scheme www.depositprotection.com



Credit Check
Your credit check will arrive in an email/online format from Lettings Ref Limited. You are required to provide financial, employer, and Landlord/agent references as we can only agree to a tenancy on behalf of the Landlord, subject to satisfactory replies from those referees

On your own, or joint applications must earn, at least 3 times the monthly rent of the property

County Court Judgments (CCJs)
If you have any CCJs, bankruptcy or insolvency arrangements registered against you within the past 6 years, you will fail the credit check. Please speak to an Express Let consultant for your options

Claiming Benefits
Some Landlords will be unable to accept you as a tenant. Others may do so; however you will need a Guarantor


We require a deposit for every tenancy. This is refundable only after you have vacated the property provided that:

1. Your rent is paid up to date
2. All your utility bills relating to the tenancy have been paid
3. The property has been well maintained
4. All items listed on the inventory are all present and in good condition

The Landlord must be satisfied with the property before the deposit is refunded. As long as the points above are satisfactory the deposit will normally be refunded within 5 days by the Tenant Deposit Protection Scheme, direct to your bank account.
