Once your application has been reviewed a holding deposit of £100 is required.
This deposit allows us to take the property off the market while we carry out referencing and prepare the tenancy agreement.
Note: No other fees will be payable until your application has been accepted, your tenancy agreement has been prepared and executed. Once the tenancy agreement is executed then we require the first month's rent in advance and the remainder of the deposit to be paid (these amounts are to confirmed).
What happens next?
- The property will be reserved for you while checks are completed
- Referencing and Right to Rent checks will begin
- We aim to complete this process within 7–14 days
Is the holding deposit refundable?
Your holding deposit will be:
Deducted from your first month’s rent or tenancy deposit if your application is successful
Refunded in full if:
- The landlord decides not to proceed
- We are unable to progress your application through no fault of your own
Retained if:
- You withdraw from the application
- You provide false or misleading information
- You fail a Right to Rent check
- You do not take reasonable steps to enter into the tenancy within the agreed timeframe
(Please note an administration fee of £24 inclusive of VAT will be deducted from your holding deposit if any misleading or false information has been provided)

Step 2 - We will need the following documents to be provided by email (lettings@express-let.com):
- Proof of income - 3 months wage slips/proof of benefits/pension (if retired) /if self-employed, full tax return from the HMRC or SA302 form (A personal tax return is required not the business) or your accredited accountant's details who will be requested to provide the required information
- Your last 3 months bank statements
- Proof of address/residency - utility bill

Please provide a copy of either option 1, 2 or 3.
- Your UK Passport (current or expired) showing the owner is a British citizen, or a British citizen of the Uk and Colonies having the right to abode in the UK
- A copy of your driving license along with a copy of your birth certificate.
- If you are not a UK citizen, please provide a copy of your passport and supply your "Right to Rent Share code"
