DURING THE TENANCY:

Fees charged to tenants as per the Tenant Fees Act (2019)

Holding Deposit (Prior to start of tenancy)

An administration fee of £24 inclusive of VAT will be deducted from your holding deposit if any misleading or false information has been provided.

Fees that maybe applicable during the tenancy:

  • A late rent payment charge will be made for rent payments that are over 2 weeks late. The fee will be 3%, plus the Bank of England base rate
  • If the tenant loses keys during the term of the tenancy (or other security devices), a charge of £12 inclusive of VAT per key will be made. PLEASE NOTE, we charge only a reasonable cost for lost keys or security devices and receipted invoice will be provided if requested
  • If the tenant makes any changes to the tenancy agreement (for example adding a new tenant, allowing a pet or requesting a change in rent payment date) a £48 charge inclusive of VAT will be made
  • At the end of the tenancy we can provide if requested a landlord reference to your new landlord or letting agent. We charge a fee of £48 inclusive of VAT for providing this service

Fully Managed Service

We charge a one-off fee of £395 plus VAT (£474 inc VAT) plus a management fee of 10.8% of the passing rent inc VAT

For those Landlords who have less time and would prefer to have their property or portfolio fully managed this is the perfect choice

We will advertise your property on our website and major property portals. We carry out accompanied viewings and source the correct references.  We will also prepare Tenancy Agreements, provide a full inventory and photographic record before checking the tenants in

The commission we charge is for collecting and remitting the rent received, making deductions for works and supplying monthly statements.  When necessary it includes the pursuance of non-payment of rent and providing advice on rent arrears action.  The fee includes routine visits to which the Landlord would be advised of the outcome.  This fee also covers advising all utility providers of any tenancy changes, arranging routine repairs (subject to an additional £12 inc VAT arrangement fee that will be deducted from your monthly statement) and holding the keys for the duration of the tenancy

For this service we charge £474 inc VAT plus a management fee of 10.8% of the contracted rent inc VAT

If a tenancy ends within the first 6 months of its commencement a re-let fee will be charged at £240 inc VAT


Let Only Service

We charge a one-off fee of £550 plus VAT (£660 inc VAT)

For Landlords that wish to manage the property themselves, this is the perfect choice

We will advertise your property on our website and major property portals. We carry out accompanied viewings and source the correct references.  We will also prepare Tenancy Agreements, provide a full inventory and photographic record before checking the tenants in.  We will then set up standing orders for future rent payments.  From there on in, the rest is up to you

For this service we charge £660 inc VAT

  • If the property is a Let Only and a Landlord requests that Express Let register the tenants deposit in the approved deposit scheme, an additional fee of £48 inc VAT will be charged

Arrangement of Carbon Monoxide Mains Alarm Fitment – £60 inc VAT

Admin Fees for Arrangement of General Property Repairs – £12 inc VAT

(this fee will be added to the contractors invoice to cover the administration cost for arranging the repair requested by the Landlord)

Contractor Call Out Charges (for Managed Properties)

Should an emergency maintenance issue arise at your property such as; a boiler breakdown, leak etc., we will arrange a contractor to visit the property.  If this is out of hours, there maybe a higher charge from the contractor.  We will always endeavour to contact you, but if it is an emergency we may have to proceed and authorise the works without your confirmation, under our role as your managing agent.

Withdrawal Fee

When a Landlord terminates the agreement before the tenancy has started , any actual costs incurred in the marketing and set up of the tenancy are passed to the Landlord.  A minimum charge of £48 inc VAT is payable by the Landlord.

Withdrawal Fee During the Tenancy – A cancellation charge equal to 50% of the monthly rent plus VAT will be payable, when a Landlord terminates the agreement and the tenant remains in the property

Witness Statement & Hearing Bundle (Rent Arrears Matters £200 + VAT (£240 total)

Witness Statement & Hearing Bundle (Other Grounds / Mixed Grounds) from £250 + VAT (from £300 total)

Advocate Attendance at Hearing £300 + VAT (£360 total)

Further hearings or additional work (including defended matters) will incur additional fees

depending on the work involved.

Enforcement

Warrant of Possession (Bailiff Application) £202 + VAT (£242.40) + court fee £148

Total: £390.40

Additional Work

Additional work outside the scope of the above (including detailed compliance review, document collation, or complex matters) will be charged separately and agreed in advance.

  • Section 21 notices are no longer available
  • All possession claims will proceed under Section 8
  • Greater emphasis is placed on compliance and evidence
