Energy Performance Certificate (EPC)

An up to date EPC gives a prospective tenant information on how energy efficient your property is. Landlords have to meet certain obligations set out by the Government to provide an Energy Performance Certificate, free of charge for a new tenant. Failure to do so may result in a hefty fine being levied.

Call us to arrange an EPC on a property today and a trained assessor will make the
arrangements to visit the property to carry out the inspection.

We offer this service from £60 inc VAT

As from the 1st April 2018 there will be a requirement for any properties rented out in the private rented sector to normally have a minimum energy performance rating of E on an Energy Performance Certificate (EPC). The regulations will come into force for new lets and renewals of tenancies with effect from 1 st April 2018 and for all existing tenancies on 1t April 2020. It will be unlawful to rent a property, which breaches the requirement for a minimum E rating, unless there is an application exemption. A civil penalty of up to £4000 will be imposed for breaches

Electrical Safety

With rented residential accommodation it is the landlord’s responsibility to ensure that the electrical installation and appliances provided by the landlord are safe when the tenancy begins and are in property working order throughout the tenancy. At the start of the tenancy and throughout both must be free of risk of injury to tenants and residents

The local authority can take action to enforce electrical safety in residential accommodation under the Housing Health and Safety Rating System (HHSRS)

Carbon Monoxide & Smoke Detectors

From the 1st October 2015 regulations require smoke alarms to be installed in rented residential accommodation and carbon monoxide alarms in rooms with a solid fuel appliance. Changes are also made to the licence requirements in relation to houses in multiple occupation (HMOs), such as shared houses and bedsits, which require a licence and also in relation to properties, which are subject to selective licensing. The Regulations apply both to houses and flats. Failure to comply can lead to a civil penalty being imposed of up to £5,000

These provisions only apply in England; not Wales
