Let Only
Our let-only service provides you with:
- Free advice
- Rental appraisal
- Preparation of photographic inventory and condition of property
- Marketing to include internet, newspaper and other media advertising
- Tenant referencing
- Tenancy Agreement preparation
- Tenant check-in service
We charge £400 plus VAT (£480 inclusive of VAT) for this service
- If the property is a Let Only and a Landlord requests that Express Let register the tenants deposit in the approved deposit scheme, an additional fee of £48 inclusive of VAT will be charged
Full Management
Our full management service provides you with:
- Free advice
- Rental appraisal
- Preparation of photographic inventory and condition of property
- Marketing to include internet, newspaper and other media advertising
- Tenant referencing
- Tenancy Agreement preparation
- Tenant check-in service
- Rent transfer and accounting
- Quarterly inspection reports
We charge £350 plus VAT (£420 inclusive of VAT) plus a management fee of 8.5% plus VAT (10.2% inclusive of VAT) of the calendar monthly rent for full management and for collecting the said rent for the initial and subsequent periods

Gas Safety Checks
Energy Performance Certificate (EPC)
An up to date EPC gives a prospective tenant information on how energy efficient your property is. Landlords have to meet certain obligations set out by the Government to provide an Energy Performance Certificate, free of charge for a new tenant. Failure to do so may result in a hefty fine being levied.
Call us to arrange an EPC on a property today and a trained assessor will make the
arrangements to visit the property to carry out the inspection.

As from the 1st April 2018 there will be a requirement for any properties rented out in the private rented sector to normally have a minimum energy performance rating of E on an Energy Performance Certificate (EPC). The regulations will come into force for new lets and renewals of tenancies with effect from 1st April 2018 and for all existing tenancies on 1t April 2020. It will be unlawful to rent a property, which breaches the requirement for a minimum E rating, unless there is an application exemption. A civil penalty of up to £4000 will be imposed for breaches
Electrical Safety
The Government has now published “The Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020” meaning landlords must ensure 5 yearly electrical checks are carried out for all new tenancies in England from 1st July 2020 or from 1st April 2021 for existing tenancies. Legionella
The law is clear that if you are a Landlord and rent out your property (or even a room within your own home) then you have legal responsibilities to ensure the health and safety of your tenant by keeping the property safe and free from health hazards.

Carbon Monoxide & Smoke Detectors
From the 1st October 2015 regulations require smoke alarms to be installed in rented residential accommodation and carbon monoxide alarms in rooms with a solid fuel appliance. Changes are also made to the licence requirements in relation to houses in multiple occupation (HMOs), such as shared houses and bedsits, which require a licence and also in relation to properties, which are subject to selective licensing. The Regulations apply both to houses and flats. Failure to comply can lead to a civil penalty being imposed of up to £5,000
All Landlords will also now be obliged to ensure carbon monoxide alarm is installed in any room of their homes where there is a fixed combustion appliance (including a gas boiler). Where a new fixed combustion appliance is installed a carbon monoxide alarm will be required to be installed by Law
These provisions only apply in England; not Wales
