With more and more people deciding to rent and legislation constantly changing, it is vital that tenants have complete confidence in their letting agent
Express-Let have a dedicated lettings team ensuring we are always here to help, from viewing a property to returning the keys at the end of your tenancy
Should you choose one of our properties as your next home, the first step is to pay a Holding Deposit and then submit an application

You will need to pay a Holding Deposit, equal to one week’s rent.  If you contact our office on 01942 603020, we will be happy to confirm the deposit.  Alternatively you can use the simple free online deposit cap calculator https://news.rla.org.uk

This holding deposit will secure the property for you until we have completed our referencing checks

Please be aware:

1 . The Landlord/Agent has 15 days to make a decision once the Holding Deposit is taken

2.  If the tenancy does not go ahead then the money will be repaid in full within 7 days of the deadline being reached or the Landlord backing out

3.  Repayment does not need to be IN FULL if the tenant backs out of the tenancy agreement themselves, fails the right to rent checks, has provided false or misleading information, or where the Landlord or Agent tries their best to get information needed but the tenant fails to provide it within 15 days

4.  If the tenancy does go ahead, the holding deposit must be returned within 7 days of the agreement, unless it is converted into part payment of the actual deposit or used towards the initial rent payment

Once the tenancy application form has been submitted, along with the relevant documentation to comply with the Right to Rent Act, your application will be processed in a professional and timely manner
If your application is successful we will be in touch to arrange a move in date and ask you to sign the tenancy agreements in preparation for check-in.  On this date you will be provided with the following additional documents:
  • A ‘New Home’ pack containing your tenancy agreement
  • Copy of your Gas Safety Inspection Certificate (if applicable)
  • Prescribed information relating to your deposit
  • How to Rent Handbook legislation for the UK
  • Standing order mandate
  • Appropriate contact information
  • Fully photographed inventory
